Chemical wash vs normal service: which one do you actually need?
Most enquiries we get ask for “the standard wash” assuming there's only one kind. There are really two distinct visits and they cost different amounts because they do different things. Here's the simple version.
Normal service (around RM 80–130 per unit)
- Unit stays on the wall.
- Filters removed, washed and dried.
- Coil is sprayed with a mild foaming cleaner from the front.
- Drain pan is mopped out.
- Outdoor unit gets a quick wash-down.
Effect on cooling capacity: small but real. Lasts about three months in a humid climate.
Chemical overhaul (around RM 250–320 per unit)
- Indoor unit comes off the wall and goes onto a tarp on the floor.
- Blower wheel is hand-scrubbed. This single step is what removes the noise and the smell.
- The coil is submerged in a stronger, more aggressive chemical bath.
- Drain pipe is flushed all the way to the outdoor outlet.
- Outdoor condenser coil is pressure-cleaned with low-pH chemical.
- Refrigerant pressure and delta-T verified before re-mounting.
Effect on cooling capacity: dramatic. Lasts nine to twelve months. This is the visit that restores the unit to nearly-new performance.
Which one to book when
For a household where the units run six to eight hours a day, three normal services and one chemical overhaul per unit per year is the sweet spot. Pets, smoking and frying push the overhaul interval down to every six to eight months. Offices where the unit runs ten hours a day need quarterly chemical overhauls.
What about “extreme wash” or “deep clean”?
These are marketing names, not industry terms. We don't use them. If a quote you've received calls itself one of these, ask what's included and compare it line-by-line against the two lists above.
